ETHICS CASE :
Several years ago, a broker called me re a property listing I had in a prime condominium unit at Makati. The viewing was set and he / she showed the unit to the client my exclusive listing. Take note, that the client was asking for my personal number and I ethically said that to just course further query on the property if interested through their broker. Apparently, the client wasn’t sold on the property.
Three months later, the same client called me from my Manila Bulletin advertisement for a different property. This obviously changes the scenario as now the client calls directly from my advertisement and we closed on a different property. The broker eventually found out that her client bought a property through me and was after his / her share.
Now, there are two legitimate reasons why the broker doesn’t deserve any share  of the the transaction :
1) It was a direct call in
2) it was a different property
Should you have a client you are servicing, persistency and resiliency are a MUST ! I explained the situation thoroughly to the broker and still gave him / her a share which was my option but ethically, there was no need for me to give anything. Just good karma in the future as for those looking at being in the Real Estate practice on the long run, good news hardly travels but bad news spreads like fire !
