Due to several inquiries from investors and developers on how maximum limit of a structure that could be built on a property, particularly at Bonifacio Global City ( BGC ), Taguig, i’ve researched this information that answers that question. Residential developments at BGC is slowing down and what’s hot are office buildings due to the increasing demand of Business Process Outsourcing. Take note of other Business Districts not only in Metro Manila but also in other parts of the Philippines such as the Visayas and Mindanao.
WHAT IS FLOOR AREA RATIO ?
Floor area ratio (FAR), floor space ratio (FSR), floor space index (FSI), site ratio and plot ratio are all terms for the ratio of a building’s total floor area (Gross Floor Area) to the size of the piece of land upon which it is built. The terms can also refer to limits imposed on such a ratio.
Another meaning is the total square feet of a building divided by the total square feet of the lot the building is located on. FAR is used by local governments in zoning codes. Higher FARs tend to indicate more urban ( dense ) construction.
Floor area ratios are used as a measure of the intensity of the site being developed. The ratio is generated by dividing the building area by the parcel area, being sure to use the same units.
