What is Professional Ethics on Real Estate Practitioners

Ethics as defined in the Merriam Webster Dictionary are  the following :

1) rules of behavior based on ideas about what is morally good and bad

2) an area of study that deals with ideas about what is good and bad behavior : a branch of philosophy dealing with what is morally right or wrong
3) a belief that something is very important
There are several work ethics that WE in the Real Estate Industry need to be clear and follow as a common practice.   Here’s a few that i believe stands out amongst the rest :
1) Replying to an email – it’s puzzling that when someone requests for information on a property from myself or my staff, we then send the information and we hardly get any reply or just a simple note that the email was received.  I believe that out of courtesy, a reply is a MUST !
2) When requesting for a viewing on a property to show to a Client / Prospect, the Listing Broker and / or staff of the Listing Broker has to make an appointment to the Owner then confirm the viewing to the Buying Broker.  This takes time and effort as setting an appointment on some properties isn’t easy.  After the viewing, an UPDATE from the Client should be given by the Buying Broker at the least.
3)  When listing a property through sms message, viber or email, it should be clearly stated if the listing is a Direct listing or involves other associates.  In addition, any issues about the property should be disclosed so as not to waste anyone’s valuable time and effort.
4)  Remember the GOLDEN RULE, “Don’t do unto others what you don’t want others to do unto you”.
Here’s a story on another unethical practice that happens so often.  This is with regards to a photo i posted in my website of a property i am handling EXCLUSIVELY”.  My friend who owns the property got so many “AGENTS, BROKERS, SALES PEOPLE AND EVEN BUYER ( OR POSING AS ONE ), who rang his doorbell asking if the property is being sold.  Fortunately, he advised all to deal with his Broker.  If you’re not exclusive or if there’s a signage posted on a property, it’s best not to share even with your most trusted associate as the “TEMPTATION” to do what’s not proper more often than not, prevails, sorry to say …
There are other numerous ethical procedures that should be standardized by practicing professional Brokers / Sales Person but the above three are  the more important ones WE should follow.  I will be blogging more on this issues as time allows.
