hello everyone,

here’s a short article for your reference.  this is what sellers, buyers, licensed brokers, agents, and anyone involved in the real estate market should be aware about.  remember, TIME is valuable so deals should be realistic !

currently, the market has so much inventory and buyers are taking time to decide on an investment / unit to purchase ( i.e.  for two years now, the condominium market ( studios to 1 bedroom and now even a loft unit is also an issue in rockwell since edades tower is turning over, a flat unit is always desired ) has been slow due to inventory of the market and also the investor’s concern of a property  bubble ( fundamentally, our banks have been conservative and proof of this are the assessed value on property appraisals on incoming loans ).  of course, there are exceptions to the rule and this applies to the high end condominiums where the floor areas are much bigger compared to what new developments offer.  most are looking for good deals and income properties !
the following factors  are important to consider before deciding a property to work on, whether you are a Buyer or a Seller :
1) location
2) price
3) quality of  finish
4) affordability
5) accessability ( transportation, schools, supermarket, hospital )
6) flooding issue
7) # of bedrooms / bathrooms
8) parking
9) security
10) maid’s room
11) service area
12) neighborhood
13) delivery condition ( finished or bare )
14) semi furnished, furnished or bare
15) brand new ( property condition )
16) architectural design ( i’ve  seen houses that are so personalized – weird colors, irregular spaces, etc .. )
17) financing option
18) value for money
19) color ( stay close to pastel colors )
20) availability of similar properties ( comparables )
21) faultline issue ( areas from Quezon City, Pasig, Taguig are closely scrutinized )
